      John graduated from the United States Military Academy, West Point, New York and proudly served as an officer in the U.S. Army.           Yes, I have been a full-time Realtor licensed in Virginia since 1993. I hold a real estate brokers license and gained additional experience by serving as the managing broker for a large RE/MAX office in Virginia Beach.           I've successfully sold over 900 properties consisting of single-family homes, condominiums, waterfront lots, farms, horse property, multi-family homes and apartment buildings in all price ranges to include homes having a value of over $1,000,000.           The commission I charge is 4.5% of the sales price for full-service marketing of your property. This is 25% less than a typical 6% commission which saves you $7,500.00 on a $500,000 sale and $15,000 on a $1,000,000 sale. Each RE/MAX® Office is Independently Owned & Operated. Different commission rates, fees and services may be offered by other RE/MAX offices and RE/MAX sales associates in this market area. It is not my intention to solicit sellers or buyers that are under a current agency agreement with another real estate company.

          The definition of a discount broker is an agent who provides limited service for a reduced fee or commission. I provide full service not limited service so therefore I am not a discount broker. I do, however, offer my clients full real estate service at a lower rate than the current norm. After viewing my marketing plan, I believe most folks would agree that I offer higher-quality service and more real estate services than other agents. You benefit from my experience and pay less to boot!

          When I sell your home in exchange for a 4.5% commission, 2.5% is offered to the agency that procures the buyer. I recommend offering 2.5% of the sales price to the agency that brings the buyer so that you remain competitive with what other sellers are offering buyer’s agents.

          Recent studies show out of 100 waterfront home sales on Lake Anna about half of sellers offered 3% and half offered 2.5% to the buyer’s real estate company. Average days on the market for both groups of sellers was almost identical at about 32 days. It appears from this point of view; sellers offering 2.5% to the buyer's agency saved money and were not disadvantaged.

          The listing agreement is normally 180 days but that is subject to negotiation.

          Virginia is a buyer beware state. You do not have to disclose known defects like leaky roofs or foundation issues, but you cannot hide them either. I, however, must disclose defects I’m aware of to the buyer’s agent.

          Our buyer clients receive a Home Warranty that covers their heating, cooling, plumbing, electrical, appliance, and water heater issues for one year after closing. Currently, the warranty company also reimburses buyers up to $100 for rekeying of locks and provides seller coverage from the time of contract ratification to closing.
